Andhra’s ‘Sheeshmahal’ Jagan Reddy’s Rs 500 Crore Estate Faces Scrutiny
A luxurious Rs 500 crore estate in Andhra Pradesh’s Rushikonda, originally envisioned as a residence for former CM YS Jagan Mohan Reddy, has sparked a political and environmental storm. Exclusive visuals reveal its lavish interiors, while allegations of Coastal Regulation Zone (CRZ) breaches and misuse of public funds fuel the debate. The Telugu Desam Party (TDP)-led NDA government now faces the task of deciding its fate.
The sprawling 10-acre complex boasts gold embellishments, Italian marble, and plush furnishings across four blocks. It features paved roads, drainage systems, and a 100 KV power substation. India Today’s visuals highlight the grandeur of what critics call Andhra’s “Sheeshmahal.”
Critics allege the YSRCP government excavated half of Rushikonda hill, violating CRZ norms, to build the estate. The Union Ministry of Environment cleared it as a tourism project in May 2021. However, opposition claims it was intended for Jagan Reddy’s personal use.

The TDP-led NDA government, under CM N Chandrababu Naidu, accuses Jagan Reddy of squandering public funds, estimating costs may exceed Rs 600 crore. The estate remains closed to the public. Naidu’s administration is exploring options to repurpose the property.
Former YSRCP Minister Gudivada Amarnath defended the project, saying, “It was within legal limits and aimed at development.” Conversely, ex-bureaucrat EAS Sarma demanded demolition, stating, “Illegal structures must go to restore Rushikonda’s ecology.”
The controversy has put pressure on the NDA government to address environmental and financial concerns. Authorities may investigate alleged violations further, while plans to open the estate for public use or tourism remain under discussion. Updates are expected as the row unfolds.
